We have worked with Jason in the past in selling our home, so when we found out we were moving back to the Upstate we had no doubts we were asking Jason to be our realtor again. He was our “buyer’s agent” this time, but still produced top notch results. He went out of his way to show us whatever house we were interested in. The best part about Jason is his work ethic, knowledge, and aggressiveness in both buying and selling a home. He was able to help us find the perfect house for a phenomenal deal! We are more than happy with how everything turned out and HIGHLY recommend him!

Bob & Grace L.Property Owner

Over the past decade we have purchased several homes through the services of real estate agents. But our needs as a buyer were never served more courteously, untiringly, or professionally than by Dana Smith. Since we were residing remotely, finding a home in Charleston that met all our specifications was no small task … At least once we toured a home remotely via FaceTime, at his suggestion, to save travel time and expense. It was obvious to us that Dana was committed to our needs above his own interests. We could not imagine buying a home through anyone more accommodating or professional than Dana Smith. His knowledge of the Charleston market is clearly remarkable.

If you are looking for a wonderful agent who will help you find and buy the perfect home, we highly recommend you contact Dana. We were on a time crunch and within hours of contact with Dana he had homes lined up for us to view and we knew we were in good hands. Dana is very knowledgeable about local real estate, personable, and professional. He really took care of us and was there for us every step of the way. He has an obvious love for what he does and treated us like gold; Dana is a truly remarkable and empathetic individual who made the whole process of finding and buying our home as stress-free as possible.

Bob L.Property Owner

In our experience of buying and selling homes we have never dealt with a realtor of the caliber of Jason Shamis. The fact that he sold our home in less than a week was clearly outstanding, but we were more impressed with the courtesy, reliability, and efficiency with which he did it. We gave him the key to the house and asked him to prepare it for market. He seemed to know instinctively just what needed to be done and knew who the best person was for each job. We couldn’t have been more satisfied. You aren’t likely to ever find a more pleasant, professional, or responsible person to whom you can entrust the sale of your home.

MaryAnn has a great amount of experience and education, but more than that she is just real. I like how well she knows her local and surrounding communities. She is very on the ball too, getting back to you very fast with updates and always answering her phone. This industry can be difficult, and with a teammate like her on your side it is so much more seamless. I am excited to finally have the whole process behind me, and a new friend.

Frequently Asked Questions

When do I need to get pre-approved?

Prior to shopping for a home you should get a pre-approval, a conditional pre-approval confirms you’re serious about purchasing a home and will ensure you are ready to buy in today’s fast paced market! It will also help you create your budget with monthly payment estimates as well as the estimated cash to close numbers so that you can search within your comfort zone. Having a conditional pre-approval letter makes every offer you present stronger and shows how ready you are to purchase!

Do I need money down?

We can discuss what programs you qualify for. There may be low or no down payment options available depending on your situation.

What is a FICO score?

A FICO score is a credit score developed by Fair Isaac & Co. Credit scoring is a method of determining the likelihood that bills will be paid by a credit user. Lenders use credit scoring as a reliable means of credit evaluation. The credit scores analyze a borrower’s credit history using factors such as: late payments, the length of time credit has been established, the amount of credit used versus available, etc.

Will pulling my credit hurt my score?

The credit bureaus provide estimates that a “Hard Pull” could decrease your score by 3-5 points but the pull is good for 90 days and is a necessary part of the pre-approval process. If you have “Soft Pull”, such as Credit Karma, those scores may not be an accurate indicator of your true credit score due to the fact they do not have any risk associated. Purchasing a home is one of the larger credit applications and a mortgage credit score is reflective of that.

What is Annual Percentage Rate (APR)?

The Annual Percentage Rate is the percentage of the total loan that is charged in interest on a yearly basis. It takes into consideration fees or costs associated with a loan that are shown to you on the Loan Estimate and expresses them to you as the cost of credit in relation to the amount borrowed. Your payment is based on your Note Rate, not your APR.

Am I better off renting or buying a home?

The choice to rent or buy a home differs for everyone! We can discuss your personal situation and help you to make an educated decision. A home purchase may provide personal benefits such as pride in achieving the dream of homeownership and financial benefits from the equity you’ll build as you continue to make mortgage payments.

Can I buy a home if my credit isn’t perfect?

Yes. Keep in mind that Underwriters look at your credit history, your ability, and your willingness to repay the mortgage. We also have tools that can help to point you in the right direction if now is not the time.

What are closing costs/prepaids/discount points?

Closing costs include items such as:

  • Lender Fees: Underwriting, Fraud Review, MERS Fee
  • Third Party Fees: Appraisal, Credit Report, Flood Certification, Title Company Closing Fee, Title Company Miscellaneous Fees, Lender’s Title Insurance (to ensure title is clear), County Recording Fees, Realtor Administration Fees

What do I need to do before closing?

Two weeks before closing:

  1. Schedule the closing with the title company agent

  3. Get a change of address package from the post office and begin notification process

  2. Double-check inspection items have been addressed
  3. Get certified funds for closing

What do I bring to closing?

Photo ID, Certified Funds, Copy of Insurance Policy, and any additional documents requested.

What do I need in my loan application?
